John Carfi
CEO & Managing Director


Mr Carfi joined the Group in April 2024 as Chief Executive Officer and was appointed to the Board in August 2024.

Mr Carfi is an experienced executive who brings to the Group more than 35 years of large company leadership and extensive real estate expertise with a strong focus on the development sector. He has significant experience in developing and operating property businesses in both global and local contexts and a demonstrated ability to set and deliver on strategy.

Mr Carfi’s prior executive roles include CEO of Residential Development at Mirvac and construction and development roles at Lendlease Group. He was the CEO of Emaar Properties (USD $37 billion Dubai based real estate company) responsible for US$120 billion worth of multiple large-scale, mixed-use developments, and more recently, CEO of Aqualand Australia.

Mr Carfi is currently a Non-Executive Director of City West Housing Pty Ltd, a not for profit Community Housing Provider.

Mr Carfi holds a Bachelor of Applied Science in Building.



 

Justin Mitchell
CFO

Justin joined Ingenia in 2023 as Chief Financial Officer and is responsible for leading the business’s finance, investor relations, and technology functions.

With more than 30 years’ experience in ASX-listed companies and public practice, Justin is strategically focused on optimising financial performance, building and developing high-performing teams, and driving a culture of continuous improvement.

Before joining Ingenia, Justin was the Chief Financial and Operations Officer at 151 Property, a Blackstone portfolio company, and held several senior financial roles at CommBank, including CFO CommSec and Business Banking Product. Preceding this, he was CFO at Mirvac Group Limited and James Fielding Group Limited.

Justin holds a Bachelor of Commerce, Graduate Diploma of Applied Finance and Investment, and is a Chartered Accountant.



 

Matt Young
Executive General Manager Tourism

Matt joined Ingenia Communities in March 2021 and is responsible for overseeing the Group’s Ingenia Holidays portfolio and food and beverage operations.

With over 30 years’ experience in national and international tourism, Matt has held senior executive roles with leading global hotel groups including Accor and InterContinental Hotels Group. He has successfully led the operations of hotels and resorts, as well as hotel development projects, across diverse markets.

Matt brings deep industry knowledge and a strong track record of delivering strategic and commercial outcomes. His expertise in managing large teams and aligning operations with business objectives continues to drive growth and enhance guest experience across Ingenia’s Holiday communities.



 

Michael Rabey
Executive General Manager Development

Michael brings over 25 years of experience in property development, management consulting, business strategy to his role. Since joining Ingenia in 2022 as Head of Development for NSW and Victoria, he has also overseen the group’s Joint Venture projects on a national scale. In 2024, he was promoted to Executive General Manger of Acquisitions and Development, where he continues to drive innovation and growth.

Michael’s expertise spans a range of sectors, including residential, industrial, mixed-use, and seniors living. His career has taken him across both listed and unlisted property businesses, as well as the Banking and Finance sector in Australia and Europe, including a significant tenure with the global consulting firm Accenture.

​Within the property sector, Michael has demonstrated significant expertise in development delivery. He has been involved in projects with combined acquisition and divestment value of $1.5 billion, covering land lease, industrial, and residential land holdings. Additionally, he has successfully led sales and marketing teams across various development structures, including land, seniors living, land lease, commercial, and mixed-use projects.

In addition to his professional achievements, Michael actively contributes to the industry as a member of the Property Council’s NSW Division Council and Management Committee. He holds a Bachelor of Information Technology and a post-graduate qualification in Change Management from the Australian Graduate School of Management.



 

Kristy Minter
Executive General Manager Residential

Kristy joined Ingenia as the General Manager of People, Culture and Safety in November 2021 and is currently Executive General Manager Residential.

She has over 20 years’ experience in human resources in banking, consumer goods, retail, and wholesale distribution, both domestically and internationally.

Kristy is focused on creating competitive advantage through building a constructive workplace culture. She has deep and broad experience in all aspects of people, specifically in leadership development, remuneration and creating high performance teams.

Kristy holds a Master of Applied Science, a Master of Commerce and a Bachelor of Business.
